BUYING A HOME IN COLUMBIA SC

Exclusive Buyer Representation  –  For the specifics under South Carolina law, click here.   Briefly, when you are my represented buyer client, I will furnish you with the information you need to make a sound purchasing decision, such as:

  • Seller’s property disclosure
  • Most recent survey (or tax drawing) and tax information
  • Community restrictive covenants
  • Recent competing homes and comparable sales
  • School district information

After we have located your dream home, I will prepare a written purchase and sale agreement containing the terms of your proposed purchase.  Here are just a few protective provisions I will include in your offer for your protection:

  • Sale contingent on financing
  • Sale contingent on home appraising
  • Sale contingent on home and other inspections satisfactory to you
  • Sale contingent on closing of current home, if applicable

Naturally the offer will be tailored to your special circumstances and requirements, with an eye towards stretching your buying dollars.   

Usually there is some negotiating of terms before final acceptance by both buyer and seller, and this is where my experience really benefits you!   Keep in mind that during the negotiating period nothing is final, and the seller can accept another offer. Therefore, it is to your advantage to make decisions promptly once you find the perfect home.

Getting to Closing – Once the offer has been accepted, then we proceed to be sure that contract contingencies such as financing and inspection clauses are satisfied.  After inspections are completed, needed repairs negotiated, homeowner’s insurance obtained, and your loan is approved, I will set up a firm closing time.  Closing is held in the office of an attorney whom you select.  At closing you will sign all necessary loan documents (there are many!) and pay the balance of your down payment.  The seller will pay off his existing liens and sign a deed transferring ownership to you.  After all this, you receive the keys, plus everyone’s CONGRATULATIONS,  because you have just become the owner of your dream home!

Naturally I abide by the Federal Fair Housing laws, and equally important to me is the Golden Rule. My success record proves that the Golden Rule never goes out of style!
